Analysis for the Housing Market

As of July 1, 2009, the United States’ population stood at approximately 307.006 million persons, which is 11.8% greater than it was 10 years earlier and 1.0% more than it was a year ago. The West and the South continue to be the fastest growing regions in the country, with population growth of 17.7% and 15.8% respectively in the past 10 years. The West experienced an increase of 1.0% in population over the past year while the South increased 1.4%.
Wyoming was the fastest growing state, increasing 2.12% in the July year-over-year period. Utah came in second, recording an annual growth rate of 2.10%. Texas came in at third with its population increasing 1.97% over the past year. Texas also gained the most people numerically over the past year as its state population increased approximately 478,012 from July 1, 2008 to July 1, 2009.
There were three states that saw population decline over the past year. Economic woes in Michigan led to a 0.33% drop in population from last year while Maine experienced a 0.11% decline and Rhode Island saw its population decline a marginal 0.03%.
California remains the most populous state with about 36.96 million people, followed by Texas with 24.78 million and New York with 19.54 million.
Definitions and Importance for the Housing Market

The Census Bureau released population estimates as of 4/1/2000 in December, 2000. Estimates for the U.S., the four major areas, the nine major divisions, and the states were released, and July estimates are released on an annual basis in December of that year. The Census Bureau will continue to analyze census results, and will release metropolitan-level population data in July of every year.
All estimates are for the resident population. The Census Bureau derives quarterly population estimates by updating its most recent enumeration of resident population with births to U.S. resident women, deaths to U.S. residents, net international migration, and net movement of U.S. Armed Forces and civilian citizens to the U.S.
