Analysis for the Housing Market

Seasonally adjusted manufactured housing unit placements decreased moderately in May, falling to 53,000 units - a drop of 9% from the level seen in April. Compared to a year ago, placements were 4% above the figure seen in May 2009.
Monthly figures showed an decrease in three of the four regions of the country in May. The only region to experience an increase in placements was the Northeast, where activity was up 33% from last month.
The average price for a manufactured home edged up to $62,600 in May, up barely from $61,300 seen in April. Currently, average prices are the lowest in the Northeast at $56,900 and highest in the West at $83,300.

Manufactured housing has grown to become a bit more significant component of supply due to the the industry growing rapidly during the 1990s. Capital sources drove the growth, as the high-rate consumer loans were relatively easy to securitize and sell on Wall Street. This is no longer the case.
Manufactured housing is a very affordable housing alternative, and the quality of construction has improved dramatically over time. Manufactured home buyers have seen the same benefits as single-family built homes, with manufactured home prices appreciating at the same rate as other homes in the same neighborhood. As consumer acceptance widens and a continuation of technological advances persists in this industry, manufactured housing is poised to be a more major player in the housing market in the future.
The U.S. Census Bureau presents data on manufactured housing placements based on collecting a monthly sample of new manufactured homes shipped by manufacturers. The Census conducts the Manufactured Homes Survey via telephone surveys of manufacturers. The ensuing result from the survey is considered an estimate and is subject to significant sampling and nonsampling errors. Manufactured Housing Placements is calculated off of a seasonal adjustment.
A seasonal adjustment is generally preferred since seasonal adjustment eliminates the effect of changes that occur at the same time and magnitude every year. Seasonal indexes are developed each month for manufactured home placements and manufactured homes on dealer lots. The seasonally adjusted U.S. total is calculated by the summation of the four regional components.
