Analysis for the Housing Market

In July, the median sales price of an existing home decreased to $182,600 from $183,000 in June. This was the first monthly decline in prices since February. Despite falling demand in the past several months, it is a positive sign that existing home prices have held steady. The median existing home price is 0.7% higher than the same time last year when the median price was $181,300.
Two out of four regions recorded an annual decline in existing home prices. The Northeast region experienced a 4.8% increase in median existing home prices from the same year-ago period to $263,800. The West region was the other region to post an annual increase with a 3.3% gain to $224,800. Median existing home prices in the South fell 3.3% to $156,300 while home prices in the Midwest declined 2.8% from year-ago levels to $151,600.

Primary data for existing home sale prices is supplied by the National Association of REALTORS® Economic Research Group. Data available includes the price of homes that have been previously owned and occupied only. Figures are released monthly. The median price indicates the mid-point of existing home prices; one-half of home prices are above and one-half home prices are below the median price. The median price differs in definition from the mean existing home price, which is the average of all existing home prices.
